THE HOUSE Koajiro Rooftop Lounge

Enjoy breathtaking views over Koajiro Bay, dotted with cruise ships and yachts, stretching all the way to Enoshima.
Here, you can experience BBQ dining, saunas, and open-air baths, all in one private rooftop lounge.

The BBQ catering is provided by THE HOUSE FARM, our sister restaurant in Hayama.
With only two groups per day, the lounge offers a truly private, exclusive atmosphere.

Reservations are prioritized for guests staying in the Shower Living Suite and Bed and Bath Suite.
If space is available, Pool and Cave Suite guests may also use the lounge.

Facilities

• Size: Lounge A = 60㎡ / Lounge B = 40㎡ (assignment cannot be chosen)

• Amenities:

  • BBQ area

  • 2 open-air baths (can be used for hot and cold baths, swimsuits required)

  • Private sauna for 2 guests (includes löyly option)

⚠️ For safety, guests must turn on the sauna themselves.
It takes approx. 40 minutes to heat up.

Usage

• Available from 4:00 PM – 9:00 PM (strictly lights out at 9:00 PM due to residential regulations)

• Max. 4 guests per group

• Self-service BBQ style (instructions provided at check-in)

• You may start anytime within the usage hours

Fees

• Facility usage fee: ¥8,800 / group (incl. tax)

• BBQ grill rental: ¥5,500 / group (incl. tax)

• BBQ catering: ¥6,600 / person (incl. tax, required for all guests)

• Optional bathrobe rental: ¥1,000 / robe (recommended for moving between your room and rooftop, available from June)

If you would like to use only the lounge & sauna without BBQ:

• Facility usage fee ¥8,800 only

• A small selection of wine is available at the front desk at check-in only.

Policies

• Reservation required 3 days in advance

• Free cancellation up to 1 day before / 100% charge for same-day cancellation

• Outside food or BBQ ingredients are not permitted

• In case of rain or stormy weather, BBQ will be moved indoors (no lounge or grill fee will be charged)

• Payment can be made at check-in or check-out (cash or credit card accepted)
