This is a vacation rental, not a hotel or ryokan.
We provide facilities and space for your stay, but there is no front desk or concierge service.
If you are seeking hotel-like services, this property may not meet your expectations.

After booking, you will receive a confirmation email with answers to frequently asked questions.

Your reservation will be considered an acknowledgment of these terms and conditions.

Property Overview

The details vary depending on the room. Please check each room’s page for specifics.

We maintain facilities with the utmost care, but damages or malfunctions (e.g., due to typhoons) may occur.

• If problems are known beforehand, we will notify you.

• If malfunctions are discovered during your stay, repairs may not be possible.

• Alternative facilities are not available, and we cannot accept complaints or provide compensation.

Amenities

Unlike hotels, only basic amenities are provided:

• Bath towels, face towels, toothbrush, toothpaste

• Shampoo, conditioner, body soap, bar soap

• Pajamas are not provided

Kitchen Use

Guests may use all kitchen equipment.
After use, please wash items and leave them by the sink.
Our staff will sanitize and return them to storage.

Options (Pool and Cave Suite only)

• Gas BBQ grill rental: ¥11,000 (incl. tax)

Daytime Guests

Daytime guests (non-overnight) invited by staying guests are allowed between 2:00 PM – 7:00 PM only.

• Fee: ¥5,500 per person (incl. tax)

• Must be declared in advance

• Unauthorized guests: penalty of ¥100,000 per person

• For security, external surveillance cameras are installed

Pets

• Shower Living Suite & Bed and Bath: up to 2 small dogs

• Pool and Cave Suite: medium/large dogs allowed upon request

• Fees: ¥6,600 per small dog / ¥7,700 per medium-large dog per night

• Long-haired breeds or excessive barking dogs are not permitted

Parking

One space per room is provided within a 2-minute walk.
You may unload luggage at the entrance before parking.
(Please be considerate of neighboring villas.)

Waste Policy

Garbage capacity is limited:

• Three 45L bags provided (burnable, plastics/cans/bottles, non-burnable)

• Excess waste must be taken home

• Large decorations, cardboard boxes, etc. must also be taken home
  We appreciate your cooperation in reducing waste.

Cancellation Policy

• No refunds for weather conditions (except when major transport is suspended, in which case full refund for affected days applies).

Fees:

• 30–11 days before: 10% of total stay

• 10–4 days before: 50% of total stay

• 3 days before to same day: 100% of total stay

Insects

The property is located on rocky terrain, where insects such as sand fleas, pill bugs, and spiders are common.
Despite pest control measures, insects may enter the building.

• Guests uncomfortable with insects should refrain from booking

• No complaints or pest removal services can be provided on-site

• Insect repellent is available in the property

Reservation & Payment

Reservations can be made via the official website or Ikkyu.com (coming soon).
Advance payment required by credit card or bank transfer.

Terms of Use

• We are not responsible for accidents, theft, or damages in the parking area

• Guests are responsible for repair and compensation for any damage caused by negligence

• Please act responsibly—no liability is assumed for injuries due to drinking, climbing fences, etc.

• Respect neighbors at all times; noise complaints will result in immediate eviction

• This is not a party venue; nights must be kept quiet

• Only the booking guest may contact us directly (companions must coordinate through the booking guest)

Prohibited Acts

The property is intended for respectful guests only. The following are strictly prohibited:

• Unauthorized day guests (penalty: ¥50,000 per person)

• Smoking anywhere on the premises (indoors and terrace); violations incur ¥100,000 fine

• Unauthorized BBQ, yakiniku grills, candles, fireworks (BBQ permitted only in Pool and Cave Suite)

• Loud music, incense, or strong odors

• Night use of Pool & Cave terrace, pool, or cave beyond designated hours

• Use of Pool, Cave, terrace, and beach stairs is exclusive to Pool and Cave guests

• Swimming must be at nearby public beaches (the front beach is not private)

• Any illegal activities (drugs, gambling, etc.)—suspicion will be reported to police immediately

• Unauthorized commercial photography or inappropriate filming

  • Commercial shoots will incur studio fees (¥20,000/hour)

  • Legal action may be taken via our attorney

Security

The area is under strict security and part of a designated police patrol route.
We strictly enforce rules regarding crime prevention and noise.

For respectful guests, this ensures a safe and comfortable stay.
