Please note that our property is a vacation rental, not a hotel.
Unlike hotels, we do not provide front desk or concierge services.
If you are seeking constant in-person hospitality or facilities designed with hotel-level perfection, this accommodation may not be suitable.

While we do our best to maintain the facilities, unexpected malfunctions may occur. In such cases, we may provide instructions over the phone, and you may be asked to handle the situation yourself. Please understand that refunds cannot be issued for such unforeseen issues.

Daytime Guests

• Non-staying daytime guests are permitted between check-in and 8:00 PM

• Fee: ¥5,500 per guest (cash only, payable on site)

• Guests staying beyond 8:00 PM will be charged ¥50,000 per person

• By law, daytime guests are not permitted to stay overnight

Children & Pets

• Up to 2 preschool children may stay free of charge

• Pets: up to 2 small dogs allowed (¥6,600 per dog, per night)

• Pets are not allowed in the 3rd-floor bedrooms

Meals

Meals are not included in the stay.
Please enjoy catering from THE HOUSE FARM, self-BBQ, or nearby restaurants (details provided after booking).

• Kitchen: 3-burner gas stove with full cooking utensils

• BBQ: available with designated rental gas grill (optional)

Payment

• Payment is required in advance by credit card or full bank transfer at the time of booking

• For “On-site payment” or “Bank transfer” options, payment must be completed within 10 days of booking (details in confirmation email)

Cancellation Policy

• 30–11 days before: 10% of total stay

• 10–4 days before: 50% of total stay

• 3 days before or same day: 100% of total stay

Refunds will not be given for weather conditions.
However, in case major public transportation is suspended, cancellation fees will be waived and a full refund provided (only for the affected day during multi-night stays).

House Rules

• We are not responsible for accidents, theft, or damages in the parking area

• Guests are liable for damages or losses caused to the property or facilities

• Please respect neighbors at all times (quiet hours apply)

• Unauthorized guests: ¥50,000 penalty per person

• Entire property, including the terrace, is strictly non-smoking

• Only the designated BBQ grill may be used (candles, fireworks, and open flames strictly prohibited)

• Loud music, incense, or strong scents are not permitted

• Drugs, gambling, or illegal activity is strictly prohibited (any suspicion will be reported to the police immediately)

• Commercial photography or content against public morals is not permitted

This property is located near the Imperial Villa in Hayama and lies within a designated police patrol route. Strict measures are in place to ensure safety and security.
