Kitchen Use

Guests may freely use the kitchen.
Please wash any dishes or utensils you use and place them by the kitchen area.
Our staff will sanitize and return them to storage afterward.

Facilities & Equipment

We maintain all facilities with the utmost care; however, damages or malfunctions may occur, especially due to storms or typhoons.
If issues are known beforehand, we will inform you in advance.
If malfunctions are discovered during your stay, repairs may not be possible, and inconveniences may occur.
As no replacement facilities are available, we cannot offer relocation or compensation.

Check-in Time

Due to unlit roads leading to the property, the latest check-in times are as follows:

• Summer (May–October): until 5:00 PM

• Winter (November–April): until 4:00 PM

After dark, the path becomes unsafe. Except in unavoidable cases (e.g., heavy traffic), late check-ins cannot be accepted.
We kindly ask that you aim to arrive between 2:00–4:00 PM.

Optional Services

• Gas BBQ grill rental: ¥11,000 (incl. tax)

• Daytime Guests: Guests invited by overnight guests, allowed between 2:00 PM – 7:00 PM only

  • Fee: ¥5,500 per person (incl. tax)

  • Must be declared in advance

  • Unauthorized entry: penalty of ¥100,000 per person

  • For security, exterior surveillance cameras are installed

• Pets: Up to 2 dogs allowed (small or medium size)

  • Small dogs: ¥6,600 per dog/night

  • Medium/Large dogs: ¥7,700 per dog/night

• Parking: Available 5–10 minutes’ walk away

  • Large vehicles: only 10-min lot available

  • Outdoor parking only

  • Carry carts provided for luggage transport (please note staff will not carry items; guests are responsible for transporting their own luggage)

• Rainy Days: Please bring rain gear and waterproof shoes (sandals recommended for muddy paths).

Waste Disposal Policy

Due to limited transport, garbage capacity is restricted.
We provide three 45L bags (burnable, plastics/cans/bottles, non-burnable).
Excess waste must be taken home.
Large decorations or cardboard boxes (e.g., birthday parties) must also be taken with you.
We appreciate your cooperation in waste reduction.

Rescheduling Policy (Heavy Rain)

If continuous heavy rain or storm conditions make the property unsafe or access impossible, we may allow one free reschedule within 6 months.

• Reschedules depend on availability and equivalent pricing (higher rates may require additional payment).

• Refunds are not given if the rescheduled stay is cheaper.

• High season/holiday dates are excluded.

• Determination is at our discretion.

Note: Requests based only on “rough seas” or “strong wind” will not be accepted. Decisions are made based on whether the property is safe for accommodation, similar to other seaside resorts.

Cancellation Policy

• No refunds for weather (except major transport disruption, in which case a full refund will be issued for affected days only).

Fees:

• 30–11 days before: 10% of total stay

• 10–4 days before: 50% of total stay

• 3 days before to same day: 100% of total stay

Insects

The property is built on rocky terrain, where insects such as sand fleas and pill bugs are common and may enter the house.
Please keep bathroom lids closed at night. Instructions will be provided at check-in.

It is not possible to completely prevent insects. Guests uncomfortable with them should refrain from booking.
We cannot provide pest removal services or accept complaints.
Insect repellents are available on-site.

Bookings can be made through our official website or Ikkyu.com (coming soon).
Advance payment is required by credit card or bank transfer.

Terms of Use

• We are not responsible for accidents, theft, or damages in the parking area

• Guests are responsible for costs of any facility/equipment damage caused by negligence

• Guests must act responsibly; we are not liable for injuries due to alcohol, climbing fences, etc.

• Please respect neighbors at all times (day and night)

• For privacy reasons, only the booking guest may contact us. Companions must coordinate through the booking guest

Prohibited Acts

This property is intended for respectful guests only. The following are strictly prohibited:

• Unauthorized day guests (penalty: ¥50,000 per person)

• Smoking indoors (terrace smoking area provided)

• Unauthorized BBQ grills, candles, fireworks (fire safety regulation)

• Loud music, incense, or strong odors

• Illegal acts such as drugs or gambling (suspected drug use will be reported to police immediately)

• Commercial filming or activities contrary to public morals

  • Unauthorized commercial use will incur a studio usage fee of ¥20,000/hour

  • Depending on the case, our legal advisor may contact you

Security

The property is located in a highly secure area and is part of a designated police patrol route.
We strictly enforce measures against crime and noise.
Guests who respect these rules will enjoy a safe, private, and luxurious stay.
